Design-and-build for a pool is suitable if you want planning and execution gathered into a clearer, more coordinated setup.Instead of coordinating every trade yourself, the project is assigned a defined division of responsibility. The exact scope may vary, however, so the quote needs to state what is included, what exclusions apply, and who is the contracting party for each part.

What does design-and-build mean for a pool?

The term normally describes an arrangement where one party takes coordinated responsibility for a defined delivery. It does not automatically mean that everything on the plot is included. Blasting, removal of spoil, electricity, timber decking, paving, permit documents, or restoration may be optional extras or outside the scope if they are not stated in the quote.

Common steps in a design-and-build contract

  • Project review, measurement, and placement on the plot.
  • Delivery of the pool, circulation, filter, heating, and optional extras.
  • Excavation, drainage, and foundation work according to the pool type.
  • Lifting or assembly of the pool structure.
  • Piping and installation of pool equipment.
  • Backfilling and preparation for the pool edge or surface layer.
  • Pool enclosure and installation if this is ordered.
  • Commissioning, functional testing, and handover.

This is not always included

Check responsibility specifically for rock blasting, contaminated soil, groundwater measures, long transports, crane, electrical panel, paving stones, timber decking, fencing, garden restoration, and municipal fees. Unexpected ground conditions should be handled with a clear model for additional work and approval before the cost is incurred.

The difference between installation and design-and-build

What affects the price of design-and-build?

The pool's construction and size affect both materials and labor. Site access, excavated materials, rock, groundwater, base slab, drainage, transport, and lifting can be of major importance. The level of technology, pool enclosure, automatic water treatment, finished pool edging, and restoration determine how complete the final delivery will be.

Compare quotes for the same scope. A lower final total may be due to important steps being missing. Therefore, ask for an itemised list of materials, labour, optional extras, exclusions, and preliminary quantities.

How to prepare a good quote request

  • Address or postcode and photos of the plot and driveway.
  • Desired pool type, size, stairs, and colour.
  • Approximate placement and distance to the house, equipment, and property boundary.
  • Known information about rock, groundwater, utilities, and ground levels.

The terms are sometimes used in similar ways, but it is the scope of the contract that determines this. Check what “finished” means in your specific quote and whether pool edging, garden, electrical work, and pool enclosure are included.

Can a pool enclosure be included?

Yes, if the model, delivery, installation, and preparation of the base are included in the quote. Planning the cover at the same time as the pool gives better control over dimensions and rails.

Is design-and-build offered throughout Sweden?
